Where Are People Moving in Georgia?

Georgia continues to grow, but that growth is not distributed evenly. Some of the strongest percentage increases are occurring in smaller cities and outer suburbs where new housing is being built.

The U.S. Census Bureau’s Vintage 2025 city and town estimates measure population changes through July 1, 2025. The Bureau reported that midsized cities remained important contributors to national growth, even as population growth slowed in some of the country’s largest cities.

For North Georgia residents, the most notable local result was the continued rise of Hoschton.

Hoschton

Hoschton was identified as Georgia’s fastest-growing city in the 2025 population estimates. Its estimated population increased from approximately 6,700 to roughly 8,600 in one year, placing it among the fastest-growing cities in the United States by percentage.

Growth in Hoschton is being supported by new subdivisions, planned communities and its location near the Interstate 85 corridor.

For people moving into the area, rapid development may mean:

  • More newly built homes.
  • Active construction near residential communities.
  • Changing traffic patterns.
  • New schools and attendance-zone adjustments.
  • Evolving utility and municipal service boundaries.
  • New HOA-controlled neighborhoods.

Braselton

Braselton has expanded across portions of Barrow, Gwinnett, Hall and Jackson counties. That unusual geography means residents should confirm the county, school district, utility provider and emergency-service jurisdiction associated with a specific address.

The city’s access to Interstate 85, healthcare, new housing and commercial development has helped make it a popular relocation destination.

Sugar Hill

Sugar Hill has grown from a smaller Gwinnett community into a more developed suburban city with expanding residential, recreational and downtown amenities.

People moving to Sugar Hill should pay close attention to whether a property is within city limits, since a Sugar Hill mailing address does not always answer questions about municipal services or school assignments.

Suwanee

Suwanee remains a popular North Atlanta suburb because of its parks, community amenities, schools, housing and access to major employment areas.

Although a mature suburb may not post the same percentage growth as a smaller exurban city, it can continue adding housing and residents through redevelopment, infill and new communities.

Dacula

Dacula and the surrounding unincorporated area continue to attract residents looking for detached homes, newer subdivisions and access to eastern Gwinnett County.

The city name is used for a larger postal area than the municipal boundary, so buyers should verify whether a home is actually inside the City of Dacula.

Flowery Branch

Flowery Branch benefits from its Hall County location, proximity to Lake Lanier, access to Interstate 985 and expanding residential development.

New residents should confirm whether utilities are provided by the city, Hall County or another provider before scheduling service.

Cumming and Forsyth County

Forsyth County has been one of Metro Atlanta’s prominent growth areas for years. Residential expansion around Cumming has extended well beyond the formal city limits.

The broad use of “Cumming” as a mailing address makes address-level research important. School assignments, utilities, taxes and local services can depend on the exact location rather than the postal city name.

What Rapid Growth Means When You Move

Fast-growing cities can offer newer homes, expanding amenities and active economic development. Growth can also create practical moving challenges:

  • Construction traffic.
  • Incomplete streets in new subdivisions.
  • GPS directions that have not been updated.
  • School redistricting.
  • Utility-provider confusion.
  • HOA restrictions.
  • Limited moving dates at newly completed apartment communities.

Before moving into a fast-growing area, verify the exact address with the property manager, builder, HOA and utility providers.
